What it is
A Flood Risk Assessment evaluates the risk of flooding to and from your development from all relevant sources — including rivers, the sea, surface water, groundwater and sewers — and demonstrates how the scheme stays safe for its lifetime, accounting for climate change.
When you need it
You may need a Flood Risk Assessment if your site is in Flood Zone 2 or 3, is 1 hectare or larger in Flood Zone 1, or is affected by other sources of flood risk such as surface water, critical drainage issues or future climate change. Your local planning authority may also require one depending on the site and proposed development.
What you get
What's included
Flood zone and risk review using Environment Agency and other relevant flood-risk data
Climate change assessment of future flood risk over the development's lifetime
Sequential and Exception Test support where required
Flood mitigation and drainage recommendations — including SuDS where relevant
Safe access/egress and finished floor level recommendations
Hydraulic modelling where required — flood depths, flows, hazard and the effect of mitigation
We size flood resilience and mitigation to what the evidence and planning requirements actually require — avoiding unnecessary measures and keeping costs proportionate to the site.
Not sure whether you need a Flood Risk Assessment?
Send us your site postcode and a brief description of your proposed development, and we'll tell you whether a Flood Risk Assessment is likely to be required and what level of assessment your site may need — usually within a day, at no cost.
